Eagle County Sales Cross $2 Billion Threshold (again!)

Total dollar volume for Eagle County has surpassed the $2 billion mark for the fourth consecutive year. With four months still remaining and strong fall activity, it appears that we’ll set a new sales record by year’s end. Total sales dollar volume is currently up 20% above 2006 year-to-date levels. At the same time, transaction volume is down just 5% through the first 8 months of the year, essentially a break-even number.

August again saw strong activity in the high-end niche, with 7 sales closing over $5 million. The largest sale was of a new slopeside home in Vail/Lionshead, closing at $13,800,000. Beaver Creek Resort experienced the highest sales dollar volume at $68.5 million, and had the second highest number of transactions with 37.

Two notable land transactions closed in August; one for $7 million in Strawberry Park, and the other for $5.8 million in Bachelor Gulch. Once homes are built on these sites, the total project costs will likely exceed $18 - $20 million. The selling prices of homesites such as these clearly indicate the direction that the luxury niche of our market is headed.
