Noteworthy real estate sales in the Vail Valley

Update from the recent holiday season





The Vail Valley real estate market continues to show flashes of brilliance as we work our way out of the changes which hit us in the fall of 2008.  The most recent evidence of this are a number of notable properties which have been placed under contract over the past few weeks, and are now beginning to close.  Many of these have been on the market for extended periods of time, and are now being picked up by savvy buyers who recognize, and are acting on, the opportunities these properties represent.

These sales are occuring up and down the valley, too, reflecting a balanced demand for property in Vail, Beaver Creek, Bachelor Gulch and other areas.  Enclosed in the following link are several examples of this, including the sale of an $8.9mm single family and $9.2mm penthouse in Vail... an $8mm single family in Beaver Creek, and a $10.3mm single family in Bachelor Gulch.

Properties placed under contract, though not yet closed, include a penthouse in Vail listed at $9.35mm... another penthouse in Beaver Creek listed at $11.2mm...  and an $8.9mm single family in Bachelor Gulch.  A couple of notable sales at Solaris in Vail are currently circulating the rumor mill... time will tell if these are merely rumor, or fact.

December 1 - 15, 2010


Noteworthy real estate transactions continue to close here in the Vail Valley as we wind up the fall "off season" and look ahead to the coming holidays. 

The next 30 - 45 days will prove to be a litmus test for how our real estate market will perform over the winter/spring selling season...  all of our new projects are now open and ready for sales... prices are oftentimes "flexible" if not downright in bargain territory (for Vail... everything is relative in today's world!)... and after months (if not years) on the market, many sellers are highly desirous to wrap up a sale in the near future.

November's Noteworthy Real Estate Sales in the Vail Valley

November saw continued good activity in Vail, Beaver Creek, Bachelor Gulch and the rest of the Vail Valley, as new owners were closing on property an looking ahead to the start of the ski season (and what a great start it was... see "The G Line" for details!). 

Sixteen properties listed at $2 million and above closed during the month, highlighted by a $7.3 million condominium at Solaris, and $8.5 million single family sale in Bachelor Gulch, and a $6 million single family sale at The Summit in Cordillera.

Notable Vail Valley Real Estate Transactions November 1 - 10

Real estate sales activity continues to be solid as we move through the off season and begin looking ahead to Opening Day on the 19th... a huge improvement over a year ago!  Please click the link below for a sampling of notable real estate sales which have closed since the first of the month.


When viewing these sales, please keep in mind that, in most cases the listing prices you see are only the most recent... with but one exception, they have been notably reduced from their original list prices.  The sale-to-original list discount for the resale properties in this group averaged 27.3%, and in one case, reflected a discount of over $3.3 million.

Discounts such as these, along with a rich inventory and the lowest interest rates in 50- 60 years are why many savvy buyers see this as an attractive window of opportunity for acquiring Vail Valley real estate.
